The fee for Property Management is $140* USD per month. For that fee we do the following:

• • Weekly property inspections which include:
    -Turn on all AC units for 30 minutes for air circulation and AC functionality
    -Make sure all ceiling fans are on and always running for air circulation to avoid mold and wood warping
    -Turn on every faucet and shower for 30 minutes to avoid lime and calcium buildup
    -Flush toilets twice to avoid lime and calcium buildup
    -Open all cabinets to make sure there are no water leaks underneath, hinges are working properly, and to check for termites
    -Check entire property for mold and mildew
    -Check for paint issues inside and outside (this is a sure tell sign of a problem if the paint is bubbling)
    -Check for any maintenance issues throughout the unit
    -Check gas level to make sure there isn’t a leak and to see if I need to fill it (subject to accessibility)
    -Check all lightbulbs to make sure nothing is burnt out
    -Check refrigerator and freezer to make sure they are working properly
    -Water any indoor plants
    -Make sure all windows are locked
    -Make sure all blinds are closed to keep the sun and heat out
    -Make sure all doors are locked

• • Payment of all property expenses such as utilities, housekeeper, pool maintenance, gardener, HOA dues, property taxes, etc.

• • Arrange and supervise all routine and contracted maintenance:
    -Annual AC maintenance
    -Annual tinaco cleaning
    -Pest control spray every 3 months
    -Any issues that need fixed such as a leaking faucet, etc.
    -Any renovations that the owner requests
    -Monthly cleaning of unit when unoccupied (if requested)

• • If this is a new home to you, I will assist in getting utilities set up and in your name, get internet installed, etc.

• • A monthly Owners Statement detailing expenditures
